The Neustroev — A. Ya. Bashkirov Estate is a wooden manor complex from the first quarter of the 19th century, located at Semashko Street in Nizhny Novgorod. It is a regionally protected cultural heritage site. The complex consists of a main house, an outbuilding, and a stable block. By 2025, the building was in unsatisfactory condition and had been listed for sale subject to restoration.[1]

History and Description

The main house of the estate was built in 1806.[1] The wooden estate took shape in the first quarter of the 19th century and comprises three main structures: the main house, an outbuilding, and a stable block.[2] The estate bears a double historical name — after its original owners, the Neustroevs, and a subsequent owner, A. Ya. Bashkirov, who belonged to one of the largest merchant families in Nizhny Novgorod.[2]

Heritage Status and Obligations

The estate is a regionally protected cultural heritage site. In January 2025, the regional State Heritage Protection Authority of the Nizhny Novgorod Region (UGO OKN) approved a conservation obligation for the owner: the owner is required to find contractors, develop a project plan, and restore the building by the end of 2028. In October 2019, the Nizhny Novgorod Region's State Heritage Protection Authority announced an auction for the development of design and cost documentation for the restoration of the estate's main house and outbuilding (units A, A1, B, B1); the starting bid was 1.816 million rubles, with a completion deadline of 23 December of that year.[3] The owner is prohibited from using the estate as a warehouse or for industrial purposes, from displaying advertising unrelated to cultural or public events, and from carrying out any work that could damage the appearance of the site.[2]

Sale for Restoration

In April 2025, Dom.RF put the estate's main house up for auction. The lot includes the sale of the building, with a floor area of 483 sq. m, and a lease of 0.04 hectares of the land beneath it. The starting price was 20.9 million rubles; applications were accepted until 26 May, with auction results scheduled for 30 May 2025. The investor is entitled to obtain preferential financing for the restoration work. Upon completion, the estate may be used as residential property or apartments, as a creative space, or as a hotel. The current permitted use is as a complex of educational buildings with a courtyard. The future owner must complete the restoration by 27 October 2029.[1]
