«Novoye Olgino» is a planned residential microdistrict in Prioksky District of Nizhny Novgorod, the third lot of the Olgino Integrated Development Zone». Construction has been underway since the 2020s; the layout and land subdivision documentation was approved by Ministry of Urban Development and Agglomeration Development of Nizhny Novgorod Region of Nizhny Novgorod Region on August 5, 2026.[1] The development area covers 76.3 hectares; the projected population is approximately 11,000 residents.[2]

Composition and Development Parameters

Within the microdistrict boundaries, multi-apartment buildings of varying heights are planned; the total residential floor area will amount to 334,000 square meters.[2] The ground floors of the buildings will house public-use premises. Social infrastructure includes two kindergartens — with 400 and 280 places respectively — and a school for 1,500 pupils.[3] The project also provides for the creation of transport and engineering infrastructure facilities.[1]

The planning concept is built on the principle of «car-free courtyards»: no surface parking is provided within residential clusters. Vehicles are accommodated in separate multi-level and above-ground/underground parking structures outside the courtyard areas. In place of parking lots, the courtyards feature landscaped spaces with walking paths, children's playgrounds, and sports facilities.[4]

Developer and Position within the Olgino ITD Project

The layout documentation was prepared by the Directsia po Stroitelstvu Group of Companies — the regional ITD operator, 100% of whose shares are owned by the Nizhny Novgorod Region government.[2] The direct developer is its subsidiary — the specialized developer KRT-1, which has already begun constructing the first residential buildings on the Olgino site.[4]

«Novoye Olgino» is the third of four lots into which the Olgino ITD project is divided. The total area of the entire project is 265.2 hectares; across all four lots, approximately 1.4 million square meters of housing are planned for around 46,000 residents.[1] Nizhny Novgorod Region Minister of Urban Development Darya Shunaeva described the Olgino ITD as the region's flagship project in terms of area and construction volume. The master plan for the integrated development of the Olgino territory, covering approximately 300 hectares, was developed by the state institution Institute for Development of the Nizhny Novgorod Agglomeration» and approved by the architectural council under the regional Ministry of Urban Development Policy in January 2022. The role of sole ITD operator for Olgino was initially considered for the regional state enterprise «Directsia po Stroitelstvu»; the concept, incorporating expert comments, was to be approved by a regional task force chaired by Deputy Governor Sergey Morozov. The commissioning of the first facilities in Olgino was planned for 2024; the master plan established red lines, a road network, and a block-based development pattern, after which detailed layout and land subdivision designs for individual blocks were to be prepared.[5][3]
