"Zhilstroy-NN" has been operating in the construction market of Nizhny Novgorod since February 2000. The company has grown from a contracting organization into a major investor and developer. Over the course of its activity, approximately 1 million square meters of residential and commercial space have been built. The company has qualified personnel, its own facilities, a large-panel housing construction plant, and an extensive fleet of machinery and equipment. The workforce numbers around 2,000 specialists. The director of "Zhilstroy-NN" is Evgeny Viktorovich Berezin — a deputy of the Regional Legislative Assembly of Nizhny Novgorod Region and an Honored Builder of Russia.

The company's capabilities allow it to carry out a full construction cycle: developing working documentation, producing building materials, performing general construction and installation work, and laying internal and external engineering networks.

"Zhilstroy-NN" carries out block development with full landscaping of the surrounding area and turnkey apartment finishing. The microdistricts "Medvezhya Dolina," "Molodezhny," and "Yugo-Zapadny," as well as a residential building on Nizhegorodskaya Street, have been commissioned. Construction is currently underway in the "Vodny Mir" microdistrict and in the residential complex on Verkhnepecherskaya Street.

The company is an active participant in targeted programs of the city and the region. In partnership with the Main Directorate of the Ministry of Internal Affairs of the Russian Federation for the Volga Federal District, the "Medvezhya Dolina" microdistrict project was completed. By order of the regional government, four buildings in the microdistrict on Verkhnepecherskaya Street were commissioned in 2008, and a sports and fitness complex in Balakhna was delivered in 2009. That same year, three residential buildings on Tsvetochnaya Street were handed over by order of the city administration.

The financial crisis prompted the company to refocus its activity toward economy-class housing. In 2010, construction of "anti-crisis" buildings with small apartment floor plans began at the "Vodny Mir" residential complex site. The price of a one-room apartment with turnkey finishing is just over one million rubles; a two-room apartment costs around two million. The cost per building has been reduced by cutting back on shared-use areas and limiting the number of floors (buildings will be 10 stories). The area of a one-room apartment is approximately 30 sq. m., a two-room apartment ranges from 43 to 61 sq. m., and a three-room apartment from 72 to 79 sq. m. Despite the modest floor area of, for example, a one-room apartment, it will include everything necessary: a kitchen of 6 sq. m., a living room of 16 sq. m., a loggia of 2.3 sq. m., a combined bathroom of approximately 3 sq. m., and an entrance hall.

Prospects

"Zhilstroy-NN" intends to implement its large-scale economy-class housing construction project across 7 sites in Nizhny Novgorod and Dzerzhinsk. Every month, a new building of the "anti-crisis" series will be commissioned and occupied.

For the first time, the company is expanding into Nizhny Novgorod Region with residential buildings. In Dzerzhinsk, on Okskaya Embankment Street, construction of two 10-story buildings is set to begin in the fourth quarter of 2010 (totaling 8,854 sq. m. of housing, or 217 apartments).

In the regional center, construction will be carried out simultaneously in Avtozavod, Leninsky, Prioksky, and Moskovsky Districts.

In Avtozavodsky District, this includes 6 buildings in the "Vodny Mir" microdistrict, as well as 7 buildings on Sputnik Street (36,212.9 sq. m. of housing, or 908 apartments).

3 buildings will be constructed on Dargomyzhsky Street in Leninsky District (13,733.7 sq. m. of housing, or 298 apartments).

7 residential buildings will be erected on 40 Let Pobedy Street in Prioksky District (34,426 sq. m. of housing, or 808 apartments), as well as 9 buildings in Moskovsky District on Burnakovskaya Street (more than 50,000 sq. m. of housing, or 1,364 apartments).

Large-scale development is planned in the area of Schelokovsky Khutor and Ankudinovskoe Highway, on Tsvetochnaya Street. On a plot of more than 30 hectares, 30 residential buildings and social facilities — a school and a kindergarten — will be constructed. In the first phase, "anti-crisis" series buildings will be built, followed by higher-comfort, higher-rise housing. The company's long-term plans include the construction of 25-story residential buildings on this site.
