"Avtorika" is a residential complex under construction in Avtozavodsky District on the site of a city block bounded by Yanka Kupala Street, Yuzhnoye Highway, Kolmenskaya and Leskova Streets. The developer is SPE "StroyUslugi-5", part of the federal group of companies "Unistroi." The building permit for the first building was issued by Ministry of Construction of the Nizhny Novgorod Region in the first half of 2026.[2]

Project and composition of the complex

Under the integrated territory development (ITD) plan, 14 multi-storey buildings, a school, and two kindergartens are to be built on the site. The developer describes the project as part of a large-scale renovation of Avtozavodsky District; new social infrastructure facilities are planned to appear in the immediate vicinity of the complex in the coming years.[6] The architectural concept of the complex is executed in an industrial style: the project is positioned as a reimagining of the area's industrial heritage. The courtyard is designed around the concept of a "Warm Courtyard," featuring multi-level landscaping, zoned play and sports areas, cycling paths, and multi-level lighting with video surveillance.[6] Before construction begins, the developer is required to demolish 39 existing buildings. StroyUslugi-5 obtained the right to develop the site through a competitive tender, offering approximately 268 million rubles.[2]

First building

Building No. 3 per the general plan is first in the construction queue. The 19-storey tower is designed for 234 apartments and public-use premises; its completion is scheduled for 2028. The building's architectural and urban appearance has already been approved and will set the visual character of the entire microdistrict. The engineering systems of the buildings include a multi-stage drinking water purification system, IP intercom, and automated meter reading. According to the developer, the complex is approximately 30 minutes from the center of Nizhny Novgorod, about 20 minutes from the Volga embankment, and about 10 minutes from the airport; the Park Kultury metro station is within walking distance.[6][2]
